Sat in the heart of Waterloo on the vibrant street of Lower Marsh, this Sandbox building blends industrial character with contemporary design — brick walls, exposed ceilings and large windows. Half-floors suit teams of up to 32, while full floors offer up to 2,400 sq ft for teams of up to 100. The third floor has its own exclusive rooftop terrace, and a heated, sheltered outdoor courtyard is being reimagined with architects.

Sandbox's own Brutalist beauty, fully embracing a 70s chic aesthetic — rich oranges, deep browns and tactile, furry walls. Offices start at 100 sq ft, a good first office with a turnkey fit-out, and scale up to seat 20-100+ people with internal kitchens, lounge areas or meeting rooms as needed. Generous planted communal areas, private phone booths and free meeting rooms run throughout, and a rooftop bar on top of the building looks out over London Bridge and the city skyline.

Located bang on the bridge, right on the river in the heart of SE1, with a Thames vista stretching from St Paul's to Tower Bridge. Smaller offices from 150 sq ft take 4-12 people and come furnished to your taste; larger offices from 560 sq ft take 14-40 with internal glass-fronted meeting rooms. There are more meeting rooms per person here than at any other Sandbox location — all free for members and bookable through an app — alongside plenty of communal breakout space and games areas.

Towering ceiling voids, a dedicated cinema room and thoughtfully designed focus areas come together in a space built for deep work. The lower ground has been transformed into a smart, efficient environment originally fitted out for visual-effects production — fibre-connected screening and review rooms, a dedicated machine room, and meeting rooms finished in natural materials.
