Pavilion Fulham is a private members' club with serviced offices at 81-83 Fulham High Street, thirty seconds from Putney Bridge station and just off the river. Newly refurbished offices run from single rooms to eight-desk suites, with a garden hut office on the lawn, alongside co-working space, members' lounges, meeting rooms and zoom booths. Membership carries an on-site gym with changing rooms and showers, a restaurant and members' bar, a large garden, communal kitchens, secure bike storage, printing and admin support. Office prices are quoted per month and exclude VAT.

Towering ceiling voids, a dedicated cinema room and thoughtfully designed focus areas come together in a space built for deep work. The lower ground has been transformed into a smart, efficient environment originally fitted out for visual-effects production — fibre-connected screening and review rooms, a dedicated machine room, and meeting rooms finished in natural materials. Calm, focused and quietly creative, with soft lighting and clean lines throughout.

Floors of 1,200 sq ft take 30-plus people and can be reconfigured to your exact desk requirements, each with its own breakout area, kitchen and glass-fronted meeting rooms for 6-12. Take the lot and you get three workspace floors, a fourth-floor breakout with terrace, and a fully private entrance for up to 100 people.

Sat in the heart of Waterloo on the vibrant street of Lower Marsh, this Sandbox building blends industrial character with contemporary design — brick walls, exposed ceilings and large windows. Half-floors suit teams of up to 32, while full floors offer up to 2,400 sq ft for teams of up to 100. The third floor has its own exclusive rooftop terrace, and a heated, sheltered outdoor courtyard is being reimagined with architects.
