Courtyard Building is an office complex of about 35,800 m² in five wings, centrally located on the Papendorp office park in Utrecht. A spacious main entrance links the wings and houses a staffed reception, a meeting centre with ten rooms, a café, a social space and a gym for tenants, and outside there is a terrace and courtyard garden.
Two units on the fourth floor are available now: about 330 m² (unit 4B1) and about 1,372 m² (unit 4C1). They are delivered in their current state with suspended ceilings, mechanical ventilation with fan coil cooling, a raised access floor and partly opening windows.

The offices are let on a conventional lease directly from the landlord, for five years with a five-year extension, or on terms by arrangement. They are delivered at standard office level, ready for your own fit out and furniture. Furniture, internet and cleaning of your own space are arranged by you. The rent is quoted per m² per year and converted to a monthly figure on each office, excluding VAT, and service costs for the shared areas and building installations, which also cover the staffed reception and concierge, are charged on top of the rent as an advance. Rent and service costs are paid quarterly in advance, and a bank guarantee or deposit is usual.
The underground garage has spaces at about 1 per 51 m², with 12 shared EV chargers. There is also closed bicycle storage with e-bike charging.
