Pavilion Kensington is a private members' club with serviced offices arranged around a light-filled atrium at 96 Kensington High Street, a minute from High Street Kensington station. It was the first Pavilion club and it ranges from single-person pods to suites for fifty, alongside co-working space, members' lounges, meeting rooms and zoom booths. Membership carries a barista and cafe, room service, printing and admin support, shower facilities, and access to The Ivy Brasserie next door. Office prices are quoted per month and exclude VAT.

The original Sandbox, full of character and charm in the heart of the City. Small offices from 160 sq ft take 4-12 people with bags of natural light; larger offices of 1,200 sq ft take up to 32, fitted with private lounge areas, glass-fronted meeting rooms, internal kitchens and phone booths. A communal penthouse opens onto a sun-filled roof terrace right beside the Gherkin, with a rooftop BBQ free for members, and an independent café and jazz bar occupies the lobby with its own entrance — coffee by day, cocktails and live jazz by night.

A ruggedly handsome building sat on top of Flat Iron Square, with original parquet flooring, huge Crittall windows and bags of natural light. Floors of 1,200 sq ft take 30-plus people and can be reconfigured to your exact desk requirements, each with its own breakout area, kitchen and glass-fronted meeting rooms for 6-12. Take the lot and you get three workspace floors, a fourth-floor breakout with terrace, and a fully private entrance for up to 100 people.

Sandbox's own Brutalist beauty, fully embracing a 70s chic aesthetic — rich oranges, deep browns and tactile, furry walls. Offices start at 100 sq ft, a good first office with a turnkey fit-out, and scale up to seat 20-100+ people with internal kitchens, lounge areas or meeting rooms as needed. Generous planted communal areas, private phone booths and free meeting rooms run throughout, and a rooftop bar on top of the building looks out over London Bridge and the city skyline.
