It combines about 7,000 m² of office and creative business space with a restaurant with terraces and a courtyard, about 2,000 m² of event and conference space and a gym of about 1,000 m². The building holds energy label A+++ and BREEAM In-Use Very Good.
Three spaces are available now: an office unit of about 725 m² on the first floor, which can be split from about 500 m², an office unit of about 698 m² on the second floor, and a creative business space of about 420 m² on the first floor for firms in creative business services. The two office units can be combined by an internal stair. All are delivered turnkey with polished concrete or parquet floors, restored glazed brickwork, underfloor heating, CO2-controlled ventilation and LED lighting.

The office units and the creative business space are let on a conventional lease directly from the landlord, for five years with five-year extensions, with other terms open to discussion; the creative business space is reserved for firms in creative business services such as graphic design, media and advertising. All are delivered turnkey, ready to use apart from your own furniture. Furniture, internet and cleaning of your own space are arranged by you, and you apply for your own fibre connection. The rent is quoted per m² per year and converted to a monthly figure on each office, excluding VAT, and service costs for the shared areas and building installations are charged on top of the rent as an advance. A bank guarantee or deposit is usual.
The site has 30 parking spaces, 10 of them with EV charging. There is also bicycle storage with showers and shared bikes.
