MYO King's Cross is an 80,000 sq ft flexible workspace operated by Landsec, a few minutes' walk from King's Cross and St Pancras International. It offers fully fitted private offices for 12 to 200 desks on all-inclusive terms, alongside 16 bookable meeting rooms, 22 focus booths and a top-floor penthouse with a private terrace. Wellbeing and service facilities include two staffed receptions with 24-hour security, a members' gym, a yoga studio and treatment rooms. The building also houses The Stables, a 13,000 sq ft Grade II listed standalone event venue.

A London stock townhouse with a members' club feel, still affordable. Six floors hold nine self-contained spaces, each with its own kitchen, meeting rooms and breakout areas, plus shared lounge space, a roof garden, phone booths and bean-to-cup barista coffee. Small offices of 275 sq ft suit 6-8 people, larger offices from 550 sq ft take 14-18, and a whole floor of 1,400 sq ft fits up to 32 desks.

Sat in the heart of Waterloo on the vibrant street of Lower Marsh, this Sandbox building blends industrial character with contemporary design — brick walls, exposed ceilings and large windows. Half-floors suit teams of up to 32, while full floors offer up to 2,400 sq ft for teams of up to 100. The third floor has its own exclusive rooftop terrace, and a heated, sheltered outdoor courtyard is being reimagined with architects.

Alliance House at 12 Caxton Street is the newest building in the Imoxis portfolio and is set to offer the most shared space of any of them. Past a traditional Art Deco entrance porch, a dual aspect reception and living room open into the building, and the lower ground floor is given over entirely to clients, with meeting rooms, breakout space, a large kitchen inside Alliance Hall, a gym and a music and podcast room. Completed in 1938 to a design by Murrell and Pigott for the British Temperance Movement, on the former site of the Westminster Medical School, it keeps its black Crittall windows, Portland stone entrances, terrazzo and pitch pine herringbone parquet floors, and the oak panelled Alliance Hall at its centre. Reception is staffed from 08:30 to 18:00, and the building is accessible 24 hours a day, 365 days a year.

Sandbox's own Brutalist beauty, fully embracing a 70s chic aesthetic — rich oranges, deep browns and tactile, furry walls. Offices start at 100 sq ft, a good first office with a turnkey fit-out, and scale up to seat 20-100+ people with internal kitchens, lounge areas or meeting rooms as needed. Generous planted communal areas, private phone booths and free meeting rooms run throughout, and a rooftop bar on top of the building looks out over London Bridge and the city skyline.
