Two types of space are let on a conventional lease directly from the landlord, and delivery differs, so check each office's card. The floor sections on the 4th and 5th floors are let for five years with a five-year extension, with shorter terms negotiable, and are delivered at standard office level, ready for your own fit out and furniture; their rent is quoted per m² per year and converted to a monthly figure, excluding VAT, and service costs for the shared areas and building installations are charged on top of the rent as an advance. The ground-floor business units are let on terms from six months and are delivered as a shell, so you fit them out yourself; their monthly price, quoted for a 12-month term and excluding VAT, includes fixed service costs, a fibre connection, cleaning of the common areas, reception and security, and use of the pantry, coffee bar and restaurant facilities. Furniture, cleaning of your own space and, for the floor sections, internet are arranged by you. A bank guarantee or deposit is usual.
