Het Smelthuis is a detached former smelting house of about 962 m² on the grounds of the restored Muntgebouw, the former Dutch Mint, in the centre of Utrecht. The industrial-style building is let as a whole over a ground floor, a mezzanine and a small skybox.
It is delivered turnkey with polished concrete and parquet floors, restored glazed brickwork, a large kitchen and a separate pantry, underfloor heating, CO2-controlled ventilation and LED lighting. The Muntgebouw site also has a restaurant with terraces, event and conference space and a gym.

The whole building is let on a conventional lease directly from the landlord, for at least ten years with five-year extensions, with other terms open to discussion. It is delivered turnkey, ready to use apart from your own furniture. Furniture, internet and data, and cleaning of the building are arranged by you, and you contract your own electricity. The rent is quoted per m² per year and converted to a monthly figure, excluding VAT, and service costs are charged on top of the rent as an advance. A bank guarantee or deposit is usual.
